The term “window seal repair” can be a bit misleading — understanding exactly what’s happening with your window will help you make sense of what actually needs to be done (and what it really costs).

What a “Failed Window Seal” Actually Means

When people say their window seal has failed, they’re describing the perimeter seal on an insulated glass unit (IGU) — the factory-sealed assembly of two glass panes with gas fill between them.

The seal holds the argon (or krypton) gas fill in place and prevents outside air and moisture from entering the cavity between the panes. When this seal fails:

  • Moisture-laden outside air enters the cavity
  • Condensation forms on the interior glass surfaces — appearing as fog or cloudiness between the panes
  • The argon gas escapes, reducing the window’s insulating value

The bad news: the seal itself cannot be repaired in any meaningful way. Once moisture has entered the cavity, the unit is permanently compromised.

The good news: you don’t need to replace the whole window — just the glass unit (IGU) inside the frame.

What “Window Seal Repair” Actually Costs

Option 1: IGU Replacement (The Correct Fix)

Remove the failed IGU from the existing frame, fabricate a new sealed unit, and reinstall it. Your frame remains in place.

Cost in Clarksville, TN:

  • Small windows (up to 20” × 24”): $90–$160
  • Standard windows (24” × 36”): $130–$240
  • Average double-hung (30” × 48”): $160–$300
  • Large windows (48” × 60”+): $275–$500+

Option 3: Full Window Replacement

Replace the entire window including frame. Only appropriate when the frame itself is damaged.

Cost: $350–$1,500+ per window installed.

Factors That Affect IGU Replacement Cost

Size: Larger units cost more in materials and handling.

Glass specification: Standard clear double-pane is base pricing. Low-E coatings, grids, or specialty glass add to the cost.

Frame accessibility: How difficult it is to remove and reinstall the sash affects labor.

Number of windows: If you have several fogged windows, replacing them in one trip saves on mobilization.

Is It Worth Fixing a Fogged Window?

Yes, in almost all cases. The IGU replacement cost is a fraction of full window replacement, and a fogged window continues to drain energy performance (and looks terrible) indefinitely if left unfixed.

The only situations where it might not be worth replacing the IGU:

  • The window frame is also badly damaged or rotted
  • The window is very old and a full upgrade makes sense
  • The window is so small that the labor approaches the cost of a new assembly
