Why Your Window Pane Is Foggy: How to Fix a Fogged Window

Fogged double pane window with condensation between the panes

You’ve probably seen it — a window that looks perpetually hazy or has what looks like condensation permanently trapped inside. You try to wipe it off, but the fog is between the panes where you can’t reach it. This is one of the most common window problems homeowners face, and fortunately, it has a clear cause and a well-established fix.

Why Is There Fog Between the Panes?

Modern windows are double-pane insulated glass units (IGUs). The sealed space between the panes is filled with argon or krypton gas, which provides excellent thermal insulation. Around the perimeter of the unit, a flexible sealant holds everything together and keeps that gas — and outside air — from crossing into the cavity.

Over time, that perimeter seal degrades. Factors that accelerate seal failure include:

  • Thermal cycling: Repeated expansion and contraction from day/night temperature swings puts stress on the seal
  • Direct sun exposure: UV radiation and heat degrade sealant materials faster on south and west-facing windows
  • Age: Most IGU seals last 15–25 years; many start failing earlier in harsh climates
  • Poor installation: Windows that aren’t level or have inadequate drainage holes hold water against the seal

When the seal fails, outside air enters the cavity. That air contains moisture. As temperatures change, the moisture condenses on the cooler interior glass surfaces — the fog you’re seeing.

Is the Fog Harmful or Dangerous?

Fogging itself isn’t dangerous, but it does mean:

  1. Lost insulating performance: The argon or krypton gas has escaped, and the cavity is now filled with ordinary air. Your window has lost most of its insulating value.

  2. Mineral deposits: Over time, the repeated wet-dry cycle leaves mineral deposits on the interior glass surfaces that appear as a cloudy white haze. Unlike fogging, these deposits are permanent and won’t clear when the moisture temporarily evaporates.

  3. Higher energy bills: A failed IGU can significantly reduce your home’s thermal efficiency.

Can a Fogged Window Be Fixed Without Replacing the Glass?

There are two approaches you’ll hear about:

Defogging services: Some companies drill small holes in the glass, inject a cleaning solution, then insert small vents or reseal the holes. This can temporarily clear the fog, but it doesn’t restore the argon fill, doesn’t fully fix the seal, and typically doesn’t last long. It also permanently alters the glass.

IGU replacement: The correct and lasting fix. The glazing bead is removed, the failed IGU is pulled out, a new sealed unit is installed, and the bead is replaced. The frame remains in place.

For the vast majority of homeowners, IGU replacement is the right solution. It restores full insulating performance, eliminates the fog permanently, and preserves your existing frames.

How Much Does It Cost to Fix a Fogged Window?

The cost depends primarily on window size. For typical residential windows in the Clarksville area:

  • Small windows (up to about 2’ × 3’): $100–$200
  • Medium windows (up to 3’ × 4’): $150–$300
  • Large windows (4’ × 5’ and above): $250–$500+

These costs are significantly lower than full window replacement, which can run $400–$1,500+ per window installed.
